Architectural Change Request Procedures
HOMEOWNER

Provides 30 day notice to ACC

Notice must include written detailed plans of any additions, improvements or modifications as described in FHOA Covenants, Section 8 and 8.1.

Agrees to meet a member of the ACC on the affected property to review the plan if the ACC requests such a visit.

Provides evidence of necessary permitting to ACC before work begins.
ARCHITECTURE CONTROL COMMITTEE

Receive homeowner notices and plans (30 day clock starts upon receipt of plans).

Visit with homeowner on their property, as soon as possible to review plans.

Assess community aesthetics and potential construction impacts. Discuss any potential concerns with owner and seek understanding.

Provide quick approval for projects obviously complying with Covenant, Section 8 and not affecting third parties.

Set up meeting with FHOA Board to review plans, make recommendations when there are community harmony and or potential construction impacts related to common or third party properties.
BOARD OF DIRECTORS

FHOA Board reviews plans, ACC recommendations and assesses impact on immediate properties and the community at large.

If construction or landscaping activities might affect Common or third party properties, the Board will determine if a refundable deposit is appropriate to cover potential damages. (See FHOA Covenants, Section 8.)

The FHOA Board:

Approves plan as is
-
Approves with contingencies or restrictions

Disapproves

FHOA Board instructs the ACC to provide results to the Homeowner
